2. Information of construction project
2.1 Aim of the project.	Construction of 10-storey residential housing with adjacent nonresidential premises, Chugunova street (near telephone Station 52), Leninsky district, Nizhny Novgorod (address of construction).
2.2 Stages and terms of project implementation	Launch of construction: 3-d quarter of 2008. Construction completion: 4-th quarter of 2010.
2.3 Permission for construction.	№ RU /308р issued August,by the Governor of Nizhny Novgorod region. Valid till January,
2.4 Rights to constructible site.	Contract of ground lease № 18-616 к of January,, registered in Federal Registration Agency for Nizhny Novgorod region on March,, registration number /035/2008-42. Contract of ground lease is valid till January, Ground square -2170.0 m2 Cadastral number: 52:18:05 02 38: 0033. Total structural volume – 24982 m3
2.5 Location and description.	Construction site located in Leninsky district of Nizhny Novgorod in the existing living block boarded by streets: Hero Chugunov, Kosmonavta Komarova, prospect Lenina and to the north by Automated Telephone Station 52. The housing has polygonal configuration to match the existing infrastructure. It consists of several block-sections of complicated configuration (one of which is already constructed). The basement and the first floor of the third entrance accommodate nonresidential premises with separate entries. Other floors accommodate apartments. The adjacent terrain is carefully improved and finished.
2.6. Specification	Number of floors – 10 Total number of apartments – 85; 1-room apartments - 19 2-room apartment - 41 3-room apartment - 25 Total apartment square – 5196.1 m2 3 nonresidential premises – 546.0 m2 Total number of entrances: 2; Construction material of housing: brick. Foundations of strip type, assembled from prefabricated reinforced concrete and concrete blocks. Walls material: silicate brick. Façade finishing: white and color decorative brick (manufactured at Borsky brick factory). Basement finished with decorative brick “Besser”. Outer walls with thickness of 51cm are insulated from inside with “Rocklwool” plate by metallic frame, finished from apartment side with vapor insulating plaster slabs. Partition walls – gypsum - perlite. Overlapping – assembled reinforced concrete slabs. Stairs – assembled reinforced concrete runs with metal face beams. Roof – flat, assembled reinforced concrete slabs with internal water drainage and insulated with double layer of “Isoplast”. The housing has 2 freight-passenger elevators and garbage chute. Every apartment has either loggia or balcony. Loggias of the first five floors are glassed-in. Inter floor height – 2.8 m, height of ceiling in apartments – 2.5m. Source of central heating – Thermo Power Station of Gorky Automobile Factory (GAZ), heating elements – convectors “Universal C”. Apartments are commissioned in the following conditions: Outer walls: brick, insulated from inside; Internal brick walls – plastered, without wall paper and putties, without surfacing or ceramic tiles ; Ceiling – joint pointing; Sewage, hot and cold water supply – standpipes for connection of plumbing items (without branches for connection and installation of plumbing items themselves); installation of water cocks and counters for hot and cold water lines is considered; Electric power supply - running of electric line into apartment, installation of counter, hidden line distribution with installation of switches and sockets; Telephone – telephone line routing without subscriber number and distribution inside apartment; Heating and hot water supply – distribution of pipings with installation of heating elements, connection to heating source; Doors - house door and door to loggia are made of wood (inside doors are not installed); Windows – wooden with triple glass, outside painting; Floor – cement screed, without finished coating; Gas supply – installation of gas supply system up to connection point (without installation of a stove), installation of counter is considered;
2.7.Function of nonresidential premises.	Nonresidential premises were considered in the project with no particular function.
2.8. Content of general property of the housing that will be owned by share participants of construction.	Inter apartment corridors, elevators, stair runs and resting spaces, technical attic, basement and house maintenance utilities, excluding attached nonresidential premises, bearing and fencing structures, internal and a part of external piping, territory improvement.
2.9. Estimated term of permit issuing for commissioning of the house.	4 –th quarter of 2010.

Risks	The order for estimation of financial risks is defined by the authorized federal executive agency (article 23, item 3, Federal Law dated 30.12.2004 «On share participation in construction of multiple-dwellings and other estate objects and about amendments to several regulations of the Russian Federation”. Production risks. Risks connected to sharp price changes on estate market, increasing of materials and equipment cost, increasing of bank interest rates.

Method of loan security	Pledge of rights for leasing of ground site and housing under construction is arranged according to article 13 of Federal Law 214-ФЗ dated 30.12.2004. «On share participation in construction of multiple-dwellings and other estate objects and about amendments to several regulations of the Russian Federation”.
