Site selection review and design. We analyze your strategic initiatives and customer service requirements to determine where the new building should be located and what it should look like, including clear height, floor slab thickness/flatness, dock doors and staging space needed, truck yard layout and security, truck flow, etc. Sizing of the facility based on sales, inventory and SKU growth. We ensure that the design of your distribution center meets your present customer service requirements and also leaves room for future expansion if needed. Material handling equipment and system requirements review. We anticipate the type of equipment and systems you will need, so that there are no last minute surprises that prevent you from implementing the right solution to maximize the use of space. Development of construction specifications. We develop detailed construction specifications to ensure consistency between the design concept and the actual bid package. Request for proposal listing all your requirements, we will standardize the bidding process and ensure all bids received are uniform, so that you can compare "apples to apples" and make a fair decision. Qualification and selection of building firms. TZA is an independent consulting firm, with no partnerships or alliances with vendors, so we have no vested interest or predisposition, but rather help you select the vendors that are most appropriate for your budget, requirements and culture. Final negotiation and contract review. TZA assists you during this process to ensure the absolute lowest cost and highest value for all project components. Project management of the construction phase. We provide project oversight to ensure continuity, so that what was designed gets implemented, avoiding costly errors and time-consuming pitfalls. Project management of the move plan. Moving to a new facility is a massive undertaking. Our planned process will assist you with the transition, while staying transparent to your customers, and minimizing labor costs to accomplish the move.
