Definitions of Descriptors

Excellent

New or like new condition

Good

Well maintained, no substantive deferred maintenance, average or above average condition

Fair

Below average properties of similar quality and type, some deferred maintenance. NOTE: All items listed as Fair or Poor, and all deferred maintenance items must be explained.

Poor

Property not maintained, much deferred maintenance, condition far below properties of similar quality and type. NOTE: All items listed as Fair or Poor, and all deferred maintenance items must be explained. Repairs are deemed immediate.
