Definitions of the descriptors used to qualify property condition and site condition follow.

Excellent | New or like new condition |
Good | Well maintained, no substantive deferred maintenance, average or above average condition |
Fair | Below average properties of similar quality and type, some deferred maintenance. NOTE: All items listed as Fair or Poor, and all deferred maintenance items must be explained. |
Poor | Property not maintained, much deferred maintenance, condition far below properties of similar quality and type. NOTE: All items listed as Fair or Poor, and all deferred maintenance items must be explained. Repairs are deemed immediate. |
